Why homes don’t sell

When a home sits, it almost always comes down to one of three things:

Price

Priced for where the market was, not where it is now. In a shifting market, a few months can make a real difference.

Presentation

Photos, condition, staging, and the listing description. Buyers decide online whether to show up in person.

Strategy

Who the home was marketed to, how it was marketed, and how the agent responded when showings or offers didn’t come.

I’ll look at all three with you, using real local data, and tell you plainly what I see.

What’s different the second time

  • An honest diagnosis first. Before we talk about relisting, you’ll get my straight read on what happened, even if part of the answer is price.
  • A plan you understand. I’ll walk you through the relaunch strategy and why each piece matters before anything goes live.
  • Communication you can count on. The most common complaint I hear from sellers is that their last agent went quiet. I won’t. You’ll hear from me on a schedule we agree on together.
  • Adjusting as we go. If something isn’t working, we’ll talk about it early rather than letting the listing sit.
